§ 20.20.050. Information to be shown—Procedure required.

  • Every final map shall show all data required for the tentative map, except contour lines, positions of trees and buildings, relationship to streets and highways beyond area shown on the map and proposed use of lots, and shall in addition contain the following information:

    A.

    Concrete monuments shall be shown and set at all points of tangency and curvature or PI and at all intersections of streets with streets of the subdivision. Monuments must not be less than six inches in diameter and not less than twelve inches in length, with a point of reference clearly marked, and shall be set according to specifications of the city engineer. Monuments shall be set and visible marked with a registered engineer's tag at all the above locations.

    B.

    The basis of bearing of the subdivision plat shall be taken from a recorded bearing as defined by the USC & GS control system and state coordinate system. The plat shall show all recorded distances and bearings of adjoining tracts.

    C.

    All dedicated rights-of-way adjacent to, terminating on or entering into the area being subdivided shall be shown by name and broken line.

    D.

    The subdivision plats shall show bearing and length of all lines and the radius, central angle, length of curve and tangent of curve for all curved lines. Each lot shall be numbered and each street named. The exterior boundary of the land for subdivision shall be shown by a border and all elements be definitely established by bearing and distance.

    E.

    The plat shall be drawn to a scale not to exceed one hundred feet to the inch. A legend shall be shown, clarifying all markings, and all distances shall be to the nearest one hundredth of a foot and be shown in feet and decimals thereof. All angles shall be shown to the nearest second, by degrees, minutes and seconds.

    F.

    A blank space three inches by five inches shall be reserved at the lower right-hand corner of the plat for stamps of approval and recordings.

    G.

    Parcels within the subdivision which are not part of the subdivision shall be marked as such.

    H.

    Accuracy of subdivision field work shall be not less than one foot in ten thousand.

    I.

    A certificate is required indicating all outstanding liens or claims against the property sought to be subdivided have been paid, or otherwise cleared, and the proposed subdivision is free of all such encumbrances.
