§ 20.16.020. Data to accompany tentative plat.

  • Every tentative plat or the application accompanying the plat, shall show the following data and contain information hereinafter set forth:

    A.

    Subdivision name (suitable to the city council);

    B.

    Name and address of the subdivider and surveyor or engineer who prepared the map, together with a serial number issued by the state;

    C.

    A legal description sufficient to define the boundaries of the subdivision and evidence of ownership of the property proposed to be subdivided;

    D.

    A map indicating plans for the development of the entire area if the proposed plat is a portion of a larger holding intended for subsequent development;

    E.

    The location, names and widths of all adjoining highways, streets or public ways;

    F.

    The width of right-of-way, proposed name and approximate grade of each highway, street or public way within the proposed subdivision, and approximate radius of all curves;

    G.

    The width and approximate location of all existing or proposed easements, whether public or private, for roads, drainage, sewerage, irrigation or public utility purposes and dedication of land for parks, recreation areas, schools or other public purposes;

    H.

    If other subdivisions adjoin, that portion thereof which so adjoins, showing the streets therein with relation to the streets in the proposed subdivision, and its name;

    I.

    Lot lines, approximate dimensions of each lot, and proposed use of all lots and public areas, if any;

    J.

    Source of water supply and proposed method of storm drainage and sanitary sewerage disposal, with certified approval of the State Sanitary Engineer indicated thereon, if necessary;

    K.

    Location and size of nearest available public sewers and water mains, existing or planned, and estimated amount of sewage to be contributed;

    L.

    All lots shall be numbered, either by progressive numbers, or, if in blocks, progressively numbered in each block, and the blocks progressively numbered or lettered. Each lot shall have a required area not less than that defined, and no lot shall be divided by a city boundary line. In all cases where practical, the side lot lines of lots shall be at approximate right angles to the street upon which it fronts;

    M.

    If any portion of the land within the boundary of the subdivision is subject to inundation or stormwater overflow, that fact and the land so affected shall be clearly shown on the map by a prominent note on each sheet and the location, width and direction of flow of each watercourse within the boundaries of the subdivision shall be clearly designated;

    N.

    Approximate contours at five-foot intervals or at two-foot intervals where, in the opinion of the city engineer or planning commission, topography is a major factor in the subdivision design;

    O.

    Date, north point, scale and number of sheet in relation to the total number of sheets;

    P.

    The location and outline to scale of each existing building or structure which is not to be moved in the final development;

    Q.

    The setback distance or that distance between the right-of-way for the street and the nearest part of any proposed structure to that right-of-way;

    R.

    All areas not a part of the proposed plat or intended to remain in private ownership shall be clearly and definitely marked: "NOT A PART" or "PRIVATE."
